Quarry Falls TIG Fort Worth Texas Industrial Park

Quarry Falls Industrial Park and Recycling is a 341-acre planned development located in Northwest Fort Worth on Loop 820 at Old Decatur Road and is bounded by and adjacent to Meacham International Airport on the east. The project enjoys very advantageous zoning for heavy industrial and manufacturing uses. It is the only site in the DFW metro area permitting heavy industrial uses with no public hearings. The project is served by Burlington Northern Santa Fe Railroad (BNSF) with a rail spur currently in place. The project offers tax savings and incentives with Triple Freeport exemptions and is a Texas Enterprise Zone.

Quarry Falls is in the Meacham/Fossil Creek submarket and is located approximately five miles north of downtown Fort Worth and a 30-minute drive from Dallas-Fort Worth International Airport. IH35-W is two miles east of the project.

Access to the project is via Old Decatur Road on the west side and Angle Avenue, a divided boulevard, on the south side. Reconstruction of Old Decatur Road is expected to be completed by mid-2016 and will include sewer, water and drainage improvements and will provide improved access and public utilities to Quarry Falls.

The PD-917-K zoning designated by City of Fort Worth allows for heavy industrial uses and down-zoning for commercial/retail, multifamily, residential and medical uses. No public hearings are required. Quarry Falls is also an ideal solution for industrial users displaced by the Trinity River Vision Project of Fort Worth.

The BNSF-served rail spur is parallel to the property’s eastern boundary. Access rights are available to develop spurs off of the rail to serve the southern part of Quarry Falls. The existing spur that serves the northern portion of Quarry Falls provides future rail access to pads at the project.
